This brownfield location is available for immediate development. The location is situated in Waalwijk on industrial estate Haven IV which is an established and large industrial area in the centre of the Netherlands. The location is ideally located between the national highway A59 and the river Maas. It has a direct and multi modal link to several main ports (sea and air) and the hinterland fulfilment in the Netherlands and North West Europe. The capacity of the current class 3 barge terminal will be expanded to accomodate class 5 ships and will be operational as from 2020. Other companies that have chosen Waalwijk for their logistics centres are Bol.com, Syncreon, Docdata/Ingram Micro, Mandemakers Groep, Oerlemans and Spar.
Waalwijk is a logistics oriented city with excellent conditions for warehousing activities. The zoning plan on this site allows for buildings up to 16 metres and for activities in environmental categories 3.1 to 5.3. The plot/building ratio has very limited restrictions, as long as all supplementary conditions, such as parking on own terrain are respected. The terrain is also well accessible for personnel, in close proximity there is a bus station which transits regularly to Waalwijk centre.
